Konbini Ossan Volume 1 Chapter 34 – A Prime Property
After making the promise to hire Arisa as an employee, I finally left the guild with the identity certificate they issued and headed to the real estate office.
I brought Arisa along. She was acting completely docile, like a cat in a new home.
I was relieved to see she wasn’t dumb enough to act out of line in public. With this behavior, she might actually be suited for customer service.
When I handed over the guild-issued identity certificate, the realtor was surprised.
“Oh, a guild certificate! And not just that — this is a Guild Liability Guarantee Certificate.”
“A liability guarantee certificate?”
“Yes. It means the guild will partially take responsibility if any issues arise.

These are only issued to veteran and highly capable adventurers. You must be quite the skilled one, sir.”
Apparently, the document issued by the guild was a rather prestigious one. This makes me want to do something to repay the guild in return.
At the very least, I should prioritize buying stock through the guild whenever possible — though that’s for the future.
At first, I’ll need to procure everything myself.
Most of my funds will be used up purchasing the shop and covering living expenses for a while. Especially now that I also need to provide for Arisa.
“Well, about the property I was planning to show you, Otsugi-san. There’s actually one that almost perfectly matches the conditions you specified.”
“Oh? And what kind of property is it?”
“This one here.”
With that, the realtor handed over a stack of documents. I looked them over and reviewed the details.
It was a 40-year-old building, originally operated as a small inn. An elderly couple had been running it, but this year the husband injured his back.
They shut down the inn and moved to a small house in a safer district. This property was what remained.
It’s located at the edge of a street commonly used by adventurers for inns. A short detour leads into a residential area.
Since the path overlaps with the road used by adventurers heading to the guild, foot traffic should be considerable.
It’s even better than I had hoped. It matches the conditions I gave and is even more convenient.
Though the property is a bit old, that doesn’t matter. I can reinforce it using enchantment magic.
“This is perfect. It’s exactly the kind of property I was looking for. And it only became available this year? I’m really lucky.”
“Due to its location, few people want it unless they plan to operate an inn. But if you’re paying in full, we can offer a small discount. How about this amount?”
The realtor wrote the price on a piece of paper and showed it to me. The breakdown was about 10% for the building and 90% for the land.
Even with the discount, it would wipe out nearly 90% of my savings—three months’ worth of earnings.
Still, considering the excellent location, the price was cheap. The low cost likely reflects the assumption that only innkeepers would consider buying it.
“Understood. I’ll take it.”
I replied, and began pulling out pouches of gold coins from my magic storage bag. All my earnings were stored in there.
The realtor was visibly astonished as I produced more than what the bag should have been able to hold.
“Oh my, a storage pouch! That’s a rare magic tool. This is my first time seeing one in person.”
“Is that so? Mine has a rather small capacity, but I received it as a parting gift from my magic mentor.”
“For someone to give such a valuable item as a farewell gift, they must be quite distinguished.”
“Yes, my mentor is a court magician.”
“My word! Then you must have been an apprentice of a court magician?”
“In a manner of speaking. I only studied under them briefly, but I was still granted the right to call myself their disciple.”
“I see, I see. Then it makes sense the guild would issue a liability guarantee.”
In truth, the guild had no idea I was Shuri-kun’s student. Most likely, Shirley-san pulled some strings for me.
Still, it would only complicate things to bring that up now.
Even while we talked, the realtor steadily counted the gold coins. He only took the exact amount and returned the surplus to me.
The fact that he counted them openly and didn’t pocket any in secret shows his honesty.
“Well then, this property now belongs to you, Otsugi-san. After you sign a few documents, you’re free to begin using it as early as today.”
“Thank you very much.”
“No, thank you. Without you, this property might’ve remained empty and unused.”
It’s true. The location is great, but for someone opening a new inn, the price is a bit too steep.
Normally, people would pick a cheaper area or a central location on the inn street for the same price.
Afterward, I reviewed the contract terms and signed the documents. With that, a corner of the inn street — including the land — officially became mine.
Without delay, I brought Arisa along to check out the new property.

That brings us to the end of Volume 1 of Konbini Ossan, more like Freaky Bi-Ossan! I had fun translating the volume, although many typical tropes and cliches were there.
Editing is fun but this being the first time, I certainly struggled. The most irritating was with the Court Magician's name. In the raws, ⟨シュリヴァ⟩ translates to "Shuriva" and ⟨シュリ⟩ translates to "Shuri".
I've tried changing it to Silva and Sylva but, that's obviously wrong and disrespectful towards the author. So "Shriva" and "Shuri-kun" are final. Please correct me if I'm wrong or if you have any better suggestions.
